When determining the total cost of a home’s exterior project, you’ll want to include things like the trim, a garage, foundation, windows and doors. All work is calculated by square footage and sometimes by the linear foot, such as in the case of trim. Your contractor will give you a price for the entire project unless you specifically ask for each item separately. Westminster House Painting CO
Painters often tint primer close to the color of the top coat, but Wallis thinks that's a recipe for "holidays," or missed spots. Instead, he tints his primer a contrasting color. "If I can see the color coming through, I know I need to apply more paint," he says. On the cottage shown in this story, he chose a gray-blue primer to go under a peach top coat.

A fresh paint job has the power to totally transform the look of your house in less time and for less cash than any other remodeling project. That thin skin of resin and pigment also protects your investment, shielding it from sun, wind, and rain—until the paint begins to crack and peel, that is. Then it's time to button up with a couple of new coats. Properly applied, new paint should last for a good 15 years, provided you use top-quality materials, apply them with care (and with an eye on the weather), and, most important, clean and sand every surface first. Here's what you need to know to get a first-class finish on your home's exterior. Westminster House Painting

Before the scrubdown, protect nearby plants by misting their leaves and saturating the surrounding soil with water, pulling them away from the house, and shrouding them in fabric drop cloths. (Plants will cook under plastic.) Lay more drop cloths along the base of the walls to collect any falling paint debris. Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Wood siding and trim should be ready to paint after a day or two of dry weather.

Paint supplies cost anywhere from $10 to $100 or more depending on what you need. Painters will typically provide most of the supplies for a project, but sometimes they will allow you to pay for solely labor if you provide all the materials yourself. You might decide to do a DIY paint job down the road. In which case having these supplies on-hand will save you time and money.
Every painting job develops a unique choreography as ladders go up and come down and tarps are unrolled and folded up. But two basic principles remain: 1) Start at the top and work down. 2) Work in the shade, out of the sun's glare. As the dance proceeds, keep an eye on the weather. Rain can wash freshly applied latex right off the wall, and a temperature dip below 50 degrees F two days after application can interfere with adhesion and curing and dull the sheen of glossy paints. (Latexes like Sherwin-Williams's Duration and Benjamin Moore's MoorGard Low Lustre are formulated to tolerate temps as low as 35 and 40 degrees, respectively.)

When the primer is dry, caulk all small joints (less than ¼-inch-wide) in the siding and trim. Most pros use siliconized acrylics—paint won't stick to straight silicones—but Guertin and O'Neil like the new, more expensive urethane acrylics for their greater flexibility and longevity. O'Neil stresses that it's shortsighted to skimp on caulk. "If the joint fails, you're back to square one." Guertin uses the lifetime rating as his quality guide. "I don't expect 35-year caulk will last 35 years, but it should last longer than a 15-year caulk." Westminster House Painting CO

Deciding which paint to use has gotten much easier now that acrylic latexes have pushed oil-based paints almost to extinction. The acrylics offer superior performance (they don't harden with age, the way oils do, so they move and breathe without blistering), they don't mildew as readily, and they emit fewer VOCs, so they comply with new air-quality regulations. They also work over both oil- and water-based primers. Westminster Home Painting

Enforcement of this Act by the Painter-Stainers Company was sought up until the early 19th century, with master painters gathering irregularly to decide the fees that a journeyman could charge, and also instigating an early version of a job centre in 1769, advertising in the London newspapers a "house of call" system to advertise for journeymen and also for journeymen to advertise for work. The guild's power in setting the fee a journeyman could charge was eventually overturned by law in 1827, and the period after this saw the guild's power diminish, along with that of the other guilds; the guilds were superseded by trade unions, with the Operative United Painters' Union forming sometime around 1831.[2] Westminster House Painting

Hi Judith, thanks for your feedback. We have no affiliation with Sherwin Williams. This is based off asking 12,000 of our painting contractors what they think the best paint is. Peeling can result from low quality paint or from poor prep-work. While the paint you use makes a big difference, I don’t think it can be blamed for peeling after a year..that has to be on the prep side. Westminster Home Painting
The rule of thumb has always been to apply a good coat of primer, sand, then apply your color coats. This is still a good rule to follow, but new paint technologies have combined primer and paint into one product, which manufacturers assert will cut down on the number of coats you will have to apply. This newer paint is more expensive, but may be comparable to the purchase of separate primer and paint. Look at reviews of these newer paints, particular from folks that have used it in your area. Mixing multiple cans of the same color of paint into a larger container, such as a five-gallon bucket, will help ensure a uniform color is applied to your home's exterior. This step, called boxing the paint, is a method the pros follow. This step is important if, for example, you initially bought a gallon or two of paint less than you needed and then picked up the extra gallons at a later time.
Most of a projects price is the cost of labor at $25 to $75 per hour. However, most contractors bid out based on the entire project which includes all work hours. Hourly rates are only useful if your pro asks to do the job as “time and materials.” However, be wary of this pricing structure, it usually shows the contractor is uncertain how long the project will take.
You might pay an additional $1 to $5 per square foot for optional repairs and updates. Consider having your molding, trim and baseboards checked while you have a professional in your home. This might be a good time to upgrade or repair any cracks, warps or other issues. Pros can usually touch up or replace these items for an affordable rate, and they may even package such fixups with your project. Westminster House Painters CO
Acquire liability insurance. In the event of accident, injury or property damage, liability insurance will protect you from having your assets seized. Look into a few different providers to compare rates and see what sort of coverage they offer. Good insurance is absolutely critical for small business owners, who stand to lose a lot more should something go wrong.[14]

The color scheme that is chosen for the home creates the initial impression that an individual has of the premises as a whole.  Whether complimentary or unflattering colors are selected, the house will gain an identity of its own when the paint is applied.  There are many times that a homeowner misses opportunities to accentuate positive attributes that the home has to offer by failing to choose the best exterior paint colors.
A single gallon of paint can run anywhere from $20 to $80 per gallon. Professionals get a contractor discount of anywhere from 25 to 50 percent. For rough siding, like stucco, you’ll need to use 10 to 20 percent more paint. Some textures, like wood and stucco, require extra paint because they have more surface to cover in a tiny area comparied to smooth siding. . Use the highest quality exterior paint your budget will allow for your project. It will look the nicest and save you money by offering better coverage and durability. Better coverage means fewer coats and fewer work hours. You’ll also go a few years longer without needing to shell out more cash for a new coat. How do you know how much paint you're paying for? Here's some helpful math: Westminster House Painting

You’ll spend between $500 and $3,000 or $1 to $3.50 per square foot to paint concrete. However, expect to pay $2 to $7 per square foot since concrete almost always needs a coat of primer first. Double that price if the concrete requires stripping. Concrete is porous. Sealing it not only helps blend foundations and walls with your home’s aesthetic, but also seals it against water. Repairing or resurfacing concrete costs $300 to $500 for every 100 square feet.
